In short. OMI values are the figures that Italy's Revenue Agency (Agenzia delle Entrate) publishes every six months for every zone of every municipality: a minimum and a maximum in euros per square metre, for sale and for rent. The KW Properties OMI Observatory puts them on a map: pick a place and read its price, rent, gross yield and how much they have changed since 2004.
What you can see
- Price: the sale value in euros per square metre, that is the midpoint between the Agency's minimum and maximum, for every zone, municipality, province and region.
- Rent: the same for lettings, in euros per square metre per month.
- Gross yield: one year of rent divided by the price, as a percentage. Gross means before taxes, costs and empty months.
- Price growth: how much the price has changed since 2004, on the same zones half-year by half-year: where the Agency redrew them, as in Milan in 2014, the zones of the time count.
- Sales: how many homes are sold in a year in each municipality, from the Agency's count of normalised transactions.
For standard, economy, luxury and traditional homes, for villas and detached houses, for shops and offices; across the whole municipality or only in the centre, the semi-centre, the outskirts, the suburban areas or the countryside. You can compare up to eight places, and every sheet downloads as PDF or Excel.
How to read an OMI value
The Agency divides each municipality into homogeneous zones and, every half-year, publishes a range of values for the most common condition of the buildings in each zone. It is not the price of a home: it is the band in which ordinary sales in that zone fall. This is why the Observatory shows the midpoint of the range and, for the year, the average of the two half-years.
The Agency says so itself: OMI values cannot replace the appraisal of a specific property, because they give broad indications of value. To know what a specific home is worth you need a visit and the documents: that is what we do in a valuation.
A zone without colour has no values for that property type in that half-year: it happens where there are too few sales for the Agency to measure.
And in Milan
For Milan there is also the property market report, neighbourhood by neighbourhood, with OMI data and the KW Forecast outlook.
For the whole city since 2004 there is also the page on Milan house prices over the last 20 years.
Sources, licences and what we calculate
- Values, zones and sales: Agenzia delle Entrate – OMI, under the CC BY 4.0 licence. They can also be downloaded free of charge from the source, through the Agency's Forniture dati OMI service.
- Boundaries of municipalities, provinces and regions: openpolis on ISTAT data, under the CC BY 4.0 licence.
- Where the map opens: without a place in the address, the Observatory opens the main town of the province you connect from, worked out from your IP address on our server with IP Geolocation by DB-IP (CC BY 4.0 licence). The address is not sent to anyone and is not stored for this.
- Analysis by KW Properties: the midpoint between minimum and maximum, the average of the two half-years, the averages of municipality, province and region (simple, unweighted), the gross yield and the growth are our calculations, not values from the Agency.
The Observatory is a KW Properties service, not a service of the Agenzia delle Entrate, which neither produced nor endorsed it.
