How much is my home worth in Milan

Updated on

In Parco Sempione, in the first half of 2026, residential homes in normal condition have an OMI price range of 5,800 to 8,200 € per m²: that is the context of the area, not the value of a home. A real valuation is made with a site visit and with the documents of the property.

KW Properties does not have an automatic value calculator and does not put one online. A figure calculated without having seen the property cannot be explained, and whoever receives it does not know where it comes from.

What a valuation is, and what it is not

A valuation is a range of value with its sources and its reasons: which areas and which similar properties were compared, what raises or lowers the value, and where the uncertainty is highest. It is not a single number. Nobody can guarantee a precision in percentage terms on the value of a home they have not yet seen: whoever promises one says more than they know.

An online form knows the address, the floor area and little else. It does not know whether the fourth floor has a lift, whether the bedroom faces the courtyard or the street, whether the systems need replacing, or whether the owners’ meeting has approved extraordinary works. These are the things that move the price, and no calculation can see them.

What a real valuation looks at

The site visit comes first. We do it in the property, with the documents in hand, and we look at:

  • the condition: systems, window frames, bathrooms, kitchen, damp and signs of water infiltration;
  • the floor, the lift, the orientation and the views, that is light and noise;
  • the ordinary condominium service charges and the extraordinary works already approved or planned;
  • the restrictions: permitted use, any planning or heritage constraints, building permits that are not in order;
  • the comparison with recent sales in the same area, the ones that actually closed, not only the ones on offer;
  • time on the market: how long similar properties take to sell. The figure changes by area and by property type, and it is read case by case.

The value comes from adding up these points, not from a coefficient applied to the square metres.

The documents you will need

With the right documents the valuation is more precise. If you have them, prepare:

  • an up-to-date cadastral record (visura catastale) and the cadastral floor plan (planimetria catastale);
  • the deed by which you bought the property (rogito di provenienza);
  • the APE, the energy performance certificate, which must also be stated in the listing;
  • the condominium rules and the millesimal tables (tabelle millesimali);
  • the latest condominium statement of accounts and the minutes of the last owners’ meeting, for the approved works;
  • the building permits (titolo abilitativo), the certificate of habitability (certificato di agibilità) and any retrospective approvals (sanatorie);
  • if the property is let, the current lease.

If something is missing, that is not a problem: it tells us where to look, and we write it into the valuation.

How to read an OMI price range

The Real Estate Market Observatory (OMI) of the Agenzia delle Entrate, the Italian Revenue Agency, divides the territory of the municipality into zones. For each zone, property type and condition, it publishes a range of prices in euro per square metre, referred to a half-year. The data are half-yearly: the half-year is written in every table, and a figure without it should not be read. Here is a real example, taken from our data on the Parco Sempione neighbourhood:

Parco Sempione, residential homes in normal condition, first half of 2026
ItemValue
OMI zoneB17, Parco Sempione, Arco della Pace, Corso Magenta
Minimum quotation (OMI)5,800 € per m²
Maximum quotation (OMI)8,200 € per m²
Midpoint (our calculation)7,000 € per m², that is (5,800 + 8,200) / 2

The midpoint is not an Agency figure: we calculate it ourselves, as half of the range, so that the zones can be ranked. In Parco Sempione there is only one zone, B17, and the midpoint of the neighbourhood coincides with that of the zone: that is why it is the clearest example.

The table describes the zone, not your property. It does not know about the floor, the condition or the view. For this reason a price range is the starting point for the right question, not the answer.

Why the condition of the property matters

The OMI does not publish a single range for all homes in a zone: it distinguishes the condition of the property, in three grades: excellent, normal and poor. The table above is the normal-condition row. A recently renovated flat, or one that needs work, does not sit in the same row, and the price range does not say where in the zone it falls. This is one of the questions the site visit clarifies.

What to prepare before you get in touch

Three pieces of information are enough: the address with the street number, the floor area and the floor, and why you want the valuation. Selling, knowing what it is worth for an inheritance or a division, or deciding whether it is worth renovating: these are different reasons, and they change what we need to look at. You do not need to have it already on the market.

What we do

Anyone who writes to us through the contact form receives a reply from an agent at our Corso Buenos Aires 92, Milano office. The first step is to understand what the property is: type, size, documents available, why you want to sell. Then we arrange the site visit.

After the site visit we give you a written valuation: the range of value, the sales and the zones it is based on, the points that raise or lower it, and what would change with a piece of work or with a planning matter brought into order. It is not a technical appraisal: when an appraisal is needed, we entrust it to a qualified surveyor.

The next step

To ask for a valuation, write through the contact form on the home page, choosing “How much is it worth” among the reasons and giving the address of the property. The way we handle the data you give us is explained in our privacy notice.
